One Year In…
We are already one year into this exciting residential project at The Lodge, Drayton and great progress has been made on site over the past twelve months.
We have been lucky to carry on the build programme during the pandemic with the exception of a short break during the first lock down. We have been busy demolishing, re-roofing, stripping out and putting back together the 1914 Lodge and we are delighted to say we have even managed two sales on phase one properties.

Paston House - Our First Townhouse Conversion
Paston House is our first of three townhouse conversions set within the main lodge. This superb open-plan ground floor living space with south facing garden sold on the first day of viewings before 9am. We knew it was good but that was a brilliant result.
The Brand and Customer
As with all of our projects, one of the most exciting parts is forming the brand with our target customer in mind. This helps us define the product, build the community and guide our communication out to the customer. With a bit of helpful piggybacking off the juggernaut strength of Norfolk Passport, we have built ourselves a database of over 600 people.
We are building for a customer of 55+, looking to downsize, retiree or retiring who is looking for a great lifestyle in a great community. We are so excited about the lifestyle on offer here, we have a webpage dedicated to the benefits of living in this community.
We will host one day per month for private viewings at The Lodge and hope to build a loyal following as customers watch this space unfold.
Strip Out
The initial part of 2020 was about stripping out the main lodge in preparation to create eight properties within the lodge. It's a beast of a building and was originally built as a private residence - imagine that!!
The Roof
Four solid, hot months were spent re-roofing the Lodge over the summer of 2020. Our main task was to lift the original tiles, felt and batten in line with building regs and then replace the roof as if it had never been touched. We took the time to repoint the chimneys, make repairs to the stonework and added in some new feature dormer windows.
Don't think the build team fancy another roof job for a while!
Stone Masonary
Feature stone work is prevalent throughout the architecture of The Lodge and we have been working with S&L restoration on some of the more intricate jobs. One of those intricacies was the moving of the original stone framed doorway, now the front door to Paston House.
New Builds
Here's a glimpse of a couple of the new build properties as part of Phase Two - hot off the press. We are taking influence from the magnificent Old Lodge architecture including chimneys, stone capping and dormer windows whilst offering the customer a modern-looking property.

Timeline
To give you a feel for our timeline over the next couple of years.
Phase 1 and 2 - Completion Spring 2022.
These two phases will consist of all of the Lodge properties with a mix of townhouse and apartment conversions plus three new build properties.
Phase 3 - The Walled Garden - Completion end of 2023
A very special slice of the development sitting in the south-west corner with views over the river valley. We are still frantically scribbling down our final vision for this space but it promises to be knock-out.
Phase 4 - Completion end of 2024
Phase 5 - Final phase completed mid 2025.
